How does your booking become binding?

To secure your booking, we require a deposit – we will send you the details with your booking confirmation. We cannot guarantee a specific room number.

What cancellation terms apply to your stay?

There is no right of withdrawal under the Consumer Protection Code – however, we offer the following cancellation terms:

• up to 91 days before arrival: no cancellation fees; the deposit will be retained.
• 90 to 31 days before arrival: 60% of the agreed total price, minus the deposit.
• 30 to 8 days before arrival: 75% of the agreed total price, minus the deposit.
• 7 days before arrival up to the day of arrival, no-show, late or early departure: 100% of the agreed total price, minus the deposit.

What should you know about the deposit?
The deposit paid is non-refundable in the event of cancellation; the amount depends on the length of stay and the type of apartment.

What payment options are available for your hotel bill?

You can pay your hotel bill in cash (please note the applicable legal limits; from 1 January 2023, €4,999.99), by debit or credit card (excluding Diners and AMEX) or by bank transfer. If you require an invoice with an international VAT number, please let us know before your arrival. 

What are you agreeing to by transferring the deposit?

• By sending the deposit to confirm your booking, you agree to all the policies and terms and conditions set out here. 

How can you settle your hotel bill?

You can pay your hotel bill in cash (please note the applicable legal limits; from 1 January 2023, €4,999.99), by debit or credit card (excluding Diners and AMEX) or by bank transfer.

If you require an invoice with an international VAT number, please let us know before your arrival. 

We look forward to finding the flat tidy upon your departure (with rubbish disposed of in the appropriate bins and the kitchen equipment left clean). Should the flat require an extra-thorough clean, we reserve the right to charge an additional fee of between € 100.00 and € 200.00.

Please understand that we do not accept pets.

The apartments face south and feature a balcony or terrace, a flat-screen TV with satellite channels, crockery, cutlery and glasses, and a fully equipped kitchen with a fridge-freezer, electric hob, NESPRESSO coffee machine, kettle, crockery, cutlery and cooking utensils (there is no toaster for hygiene reasons). Bathroom with shower, bidet and hairdryer, free safe, free Wi-Fi, ski storage room, parking space (partly covered – limited spaces), towels and bed linen are included in the price.

• Please note that, as this is a residence – i.e. apartments without a tenancy agreement – staff may enter the apartment at any time if necessary (for cleaning or maintenance work).
• Special offers can only be claimed if they are explicitly booked or requested via our website and confirmed prior to your arrival. Special offers are subject to availability and cannot be applied to bookings already made. A full or partial refund is not possible.
• All prices and other information on our website are subject to change.
• Should short- or medium-term price changes be noted on our website after you have made your booking (seasonal or annual price changes based on supply and demand), the price of the offer communicated to you by email, fax or telephone at the time of your booking shall apply. We cannot guarantee the allocation of a specific room number (e.g. Apartment No. 1). In any case, however, the apartment type will correspond to your booking (or even a higher-quality apartment type with at least the same floor area and number of rooms – ‘upgrade’). 

• Final cleaning: € 80.00 – € 100.00 (unless explicitly stated in the offer)
• Interim cleaning if required (on request): € 80.00 – € 100.00

Our in-house spa area invites you to relax with a Finnish sauna, steam room, rain shower, relaxation room and sauna courtyard or garden. Access is permitted from the age of 14, and the spa can be booked on request (subject to availability) from 1 December to 30 April (except on 24 December), as it is not included in the room rate.

Please don’t forget to consider taking out travel cancellation insurance. It’s not uncommon for things to turn out differently than expected, meaning your booked holiday has to be cancelled or cut short, which may result in cancellation fees. To ensure you are not left with any costs in such cases, we recommend taking out HGV cancellation insurance so that these costs are covered for you by Europäische Reiserversicherung.

The local tax is NOT included in the price or package deal and amounts to € 2.90 per person per night (excluding children under 14). Please pay this in cash. 

Costs for additional guests (depending on length of stay and season):

• GUEST PASS: free use of all public transport throughout South Tyrol (bus, train & ski bus shuttle in winter)
• Wi-Fi in the apartment and in public areas
• Towels and bed linen (towels changed once a week)
• Final cleaning
• Private parking (covered or uncovered)
• Ski storage room with ski boot dryer and bicycle storage room
• Reception or on-site contact person
• Central location in the village centre
• Spacious garden area with seating (summer)
• Tap water: pure mountain water and drinkable

• Charging station for electric cars
• Use of the indoor sauna area (open during the winter months)
• Additional linen or towel change on request
• Special final cleaning (in the event that the apartment is not left in its original condition)
